I strongly encourage any landlord that is dealing with an eviction NOT to hire these guys. The stress you are already experiencing will be compounded by the fact that you hired an attorney that doesn’t really care about you or your case. More importantly, the communication is far from ideal or satisfactory. To be fair, we won our case, but not because of any great effort by my attorney. The tenant didn’t show, and it was pretty much a no-brainer case. However, even now I haven’t been able to get a response from my attorney on what happens next now that I have the judgement. When will she be out?!
From the start things were off. I was initially quoted $1,700 for eviction legal services. I was given a breakdown of the additional legal fees that may be incurred throughout the process. After speaking with a couple other firms I decided to move forward with Dennis Block because they came recommended by a friend, and I felt that they were capable of getting the job done. I filled out the documents that were sent to me, but didn’t hear anything for two weeks. I called back in to see what was happening, and Dennis took the call. For some reason my original paperwork wasn’t properly filed, but he said he would take care of it and quoted me over 3,000 to take the case. This was double what I was originally quoted. But given the urgency of the matter I decided to pay it and move on.
Initially, Dennis appeared to listen and be responsive. But as things progressed, and documents needed to be filed, notices needed to be posted, I started getting billed for items that hadn’t originally been discussed. I called Dennis and asked him to please clarify what I am being billed for, and give me a breakdown of what’s to come so there are no more surprises. Dennis assured me that the only thing that had to be paid was a $450 court appearance fee. There would be no other charges unless there was an appeal or a a jury trial request. Well, a day later I got a bill for $1,050. There was a $450 court appearance fee, $450 document preparation fee, and a $150 filing fee. When I called Dennis to discuss the matter he was a completely different person. Dennis became short, agitated, unwilling to listen, and kept trying to rush me off the call. Finally he conceded and removed the additional $450 charge. However, from that point forward I have had little communication with Dennis or his office about my upcoming case. I have no idea what I’m walking into, or if I have competent representation on my side. It doesn’t not create a good feeling between a client and his lawyer. This is not what you want on your team.
At the end of it all, I showed up in court, won the judgement, and now I’m waiting to find out what mnext steps are. I’ve called their offices three times and haven’t gotten any response. However, they made sure to include a marketing flier offering me collection services to help recover my judgement. Everything with these guys is about billing the client for as much as possible, and not at all about making sure you have solid legal representation to help you through an already difficult time. To make matters worse, the tenant I’m evicting has aliases that I brought to my attorneys attention several times, and asked to make sure all the names were included in the court documents. They never did. Dennis is way more concerned with billing and payment, than actually taking care of his clients. I would never hire these guys again.
