ZERO STARS.DO NOT GIVE THIS COMPANY YOUR MONEY!!THEY ARE SHADY AND WILL STEAL YOUR DEPOSIT. THEY PUT UNSUBSTANTIATED DAMAGE CHARGES ON OUR ACCOUNT AND WHEN I ASKED FOR PROOF OF DAMAGE THEY GAVE ME NOTHING BUT OFFERED TO REVERSE THE DAMAGES IF ALL THE TENANTS SIGN A HUSH CONTINGENCY CONTRACT. WHICH STATES, WE WOULD RECEIVE A REFUND OF 621 AS A RESULT OF THE DAMAGE CHARGE REVERSAL. HOWEVER BY SIGNING WE AGREE THAT OUR ACCOUNT HAS BEEN COMPLETELY RESOLVED AND WE ARE SATISFIED AND WOULD NOT CHALLENGE ANYTHING ELSE ON THE ACCOUNT. THEY OWE US A TOTAL OF $1621. THEY PUT CHARGES ON OUR ACCOUNT THEY CAN NOT PROVIDE EVIDENCE FOR AND NEED TO REVERSE IT WITHOUT REQUIRING ANYTHING FROM US.I was a tenant with PR in vegas and everything was ok, at best. The house looked like it had definitely been lived in and not properly fixed. There was a gap between the front door and the door frame big enough for me to stick my finger in, not to mention let out AC in the summer time. After inspecting the door frame it had lots of cracks and appeared as if someone had tried to break in the door previously. The bottom closet door had scratch marks and a piece of blue painter tape on it. In the back yard there was one fence piece that had a chewed hole in it. The divider strip from the foyer to the living room was loose and would come off. There were several gaps between the wall and floor, like it needed new caulking and oil stains in the drive way. We put in a couple of maintenance requests, nothing major, and they did send someone to “fix” , not replace it. However communication was difficult. Fast forward a year later, we are ready to move out, I submitted the move out form via the PR website , 60 days prior to the end of the lease. After submitting the form, theres no confirmation number, or email, just a thank you screen saying someone will contact you in a few days. I try to submit another one for my bf, and I get a pop up that states only one move out notice per household is required. Ok so obviously it went through because I couldn’t submit another one. That was on Jan 20th 2022, today is June 2nd, 2022 and I am STILL FIGHTING FOR OUR DEPOSIT OF $1621. In the past 4 months I have submitted pictures of time stamps to substantiate my claim that I did submit the proper 60 day notice and that there is obviously an issue with the PR website or move out process. In all reality..THE MOVE OUT NOTICE ON THEIR WEBSITE IS A TRAP. EVEN IF YOU PROVIDE PROOF THAT YOU SUBMITTED IT THEY WILL DENY THEY RECEIVED ANYTHING AND NOT EVEN ADDRESS THE LEASE UNTIL ITS PAST THE 60 DAY NOTICE TIME FRAME. THIS WAY ONCE THEY CONTACT YOU AND SAY OH WE DIDN’T GET A NOTICE FROM YOU, YOU ARE ALREADY PAST THE DEADLINE AND BASED ON THEIR LEASE AGREEMENT, SECTION 3.5, THEY CAN CHARGE YOU MONTH TO MONTH RENT, MARKED UP TO 120% OF MARKET RENT, AFTER THE LEASE ENDS, INSUFFICIENT NOTICE FEE, LATE FEES AND OTHER FEES. IN TOTAL THESE FEES ARE ROUGHLY AN EXTRA $3000. I have provided numerous, pictures, documents, emails etc and on FEB 25th PR CORPORATE agreed to reverse the month to month fees and stated we would only be responsible for the time we lived at the property. I have an email as proof and after the lease ended in MARCH, once we got the move out list almost all of the extra charges were reversed, except for an insufficient notice fee. MONTH TO MONTH CHARGES ONLY OCCUR FROM IMPROPER MOVE OUT NOTICE(LEASE AGREEMENT 3.5) PR agreed to reverse the month to month charges in FEB, then in MARCH PR REPRESENTATIVES FROM THE PAST DISPUTES DEPARTMENT, AND ACCOUNT SERVICES, STARTED TALKING TO ME AS IF THIS ISSUE HAS NOT BEEN DISCUSSED PRIOR AND KEEP STATING THEY DIDN’T RECEIVE A NOTICE TILL FEB. ONCE AGAIN I PROVIDED A TRAIL OF EMAILS OVER THE PAST 4 MONTHS AND EVEN THE EMAIL FROM CORPORATE STATING WE WOULD ONLY BE RESPONSIBLE FOR THE TIME WE LIVED AT THE HOUSE. LITERALLY MONTH TO MONTH FEES AND INSUFFICIENT NOTICE FEE ARE DIRECTLY CORRELATED SO IF YOU REVERSE THE MONTH TO MONTH THEN YOU ARE AGREEING THAT WE PROVIDED PROPER NOTICE AND THEREFORE THE INSUFFICIENT NOTICE FEE SHOULD BE REVERSED. I HAVE GONE THROUGH THE BBB TO MEDIATE THIS ISSUE SINCE PR HAS DONE NOTHING BUT GIVEN ME THE RUN AROUND. IF YOU DEALT WITH THEM IN VEGAS PLEASE COMMENT ON HERE, I WOULD LIKE TO GET A GROUP TOGETHER TO POSSIBLE GO TO THE LOCAL NEWS. I DID RESEARCH ON THE COMPANY AND IN THE PAST THEY HAVE HAD A FEW GROUPS GO TO THE NEWS ABOUT HOW PROGRESS RESIDENTIAL MISTREATS ITS’ TENANTS AND THOSE INDIVIDUALS GOT THEIR REFUNDS BACK. ME , MY BF, AND MY FRIEND WERE ALL ON THAT LEASE WITH PR AND WE ARE NOT GIVING UP TILL WE GET BACK OUR MONEY. WE WORKED HARD AND SPENT MONEY TO LEAVE THE PROPERTY IN MOVE IN CONDITION. WE LEFT NO DAMAGES, NO TRASH, NO HOLES IN THE WALL ETC. WE WERE GOOD TENANTS PAID ALL BILLS ON TIME DURING COVID. WE DESERVE OUR DEPOSIT BACK!!!
